Agreement Terms & Conditions

THE BROTHERHOOD BARBERSHOP ACADEMY RENTAL AND CODE OF CONDUCT AGREEMENT This Rental and Code of Conduct Agreement (the "Agreement") is entered into on between The Brotherhood Barbershop Academy, hereinafter referred to as the "Landlord," and , hereinafter referred to as the "Tenant." This Agreement outlines the terms and conditions for the rental of booth and suite spaces within The Brotherhood Barbershop Academy premises located at 5101 Ashley Phosphate Suite 51/52 North Charleston, SC 29406 , as well as the conduct expected from the Tenant.

 

1.RENTAL TERMS

1.1 The Tenant shall have the option to rent either a booth or a suite space within the premises, Booth Rent: $200 per week (starting off) Suite Rent: $200-275 per week. There is a $200 deposit for suite rentals & $100 deposit for barbers/ general areas.

 1.2 The rental payment shall be due at the end of the day each Saturday. In case of non-payment by the following Monday, a late fee of $35 per day shall be applied.

1.3 Failure to make rental payments within the specified timeframe may result in eviction. The Tenant's belongings may be removed from the premises until full payment, including any applicable late fees, is received

 

2.NO COMPETE AGREEEMENT

2.1 The Tenant agrees not to engage in any hairstyling, barbering, or related services within a 20-mile radius of The Brotherhood Barbershop Academy during the term of this Agreement.

 

3.TERMINATION

 

3.1 If the Tenant decides to terminate this Agreement prior to its completion, the The Brotherhood Barbershop Academy reserves the right to collect any remaining balance on the

 

3.2 The Tenant may terminate this Agreement without penalty in the following circumstances: pregnancy, relocation, military deployment, or death.

 

4.UTILITIES AND COMPENSATION

 

4.1 The Landlord is responsible for maintaining the premises, including utilities such as air conditioning, water, and heating systems, to a satisfactory standard.

 

4.2 In the event that utilities (AC, water, heat) are not functioning properly and cause financial loss to the Tenant, the Tenant shall be entitled to reasonable compensation for such loss.

 

5.CODE OF CONDUCT

 

5.1 The Tenant agrees to adhere to the following code of conduct while utilizing the salon/barbershop space: Maintain a clean and organized work area. Arrive on time for client appointments. Ensure all professional licenses are up to date and comply with local regulations. Dress appropriately and maintain a professional appearance. Refrain from using fout language, including no cursing. Prohibit any smoking or strong odors, including weed smell, within the premises. No employee relationships

 

6. INDEPENDENT CONTRACTOR STATUS

 

6.1 This Agreement establishes a landlord-tenant relationship only. The Tenant is an independent contractor and not an employee of the Landlord

 

7.MISCELLANEOUS

 

7.1This Agreement constitutes the entire agreement between the parties and supersedes all prior understandings, agreements, or representations, whether oral or written.

 

7.2 Any modifications to this Agreement must be made in writing and signed by both parties.
